Necessary documentation before the appraiser visits your property

It is advisable to prepare the necessary documentation before the appraiser visits your property so that the appraisal process can be carried out quickly and the waiting time will be much shorter.

 

For Housing:

  • Registration certificate, updated nota simple or deed.
  • Cadastral documentation.
  • In the case of VPO: photocopy of the definitive qualification certificate.
  • If rented: photocopy of the rental contract, the last rent receipts, payment and expense statements.

Property under construction:

  • Approved project.
  • Cadastral documentation.
  • Photocopy of building permit or building permit application.
  • Last works certificate issued by the project management.
  • Contract for the execution of works.
  • Actual budget of the works contract.
  • Final building specifications.

Offices:

  • Registration certificate.
  • Cadastral reference number and land registry office card.
  • Statutes of the community of owners.
  • Photocopy of opening licence or start of activity.
  • If it is rented: photocopy of the Lease Contract with its Conditions. Latest rent receipts, payment status and list of expenses.

Ships:

  • Registration certificate, updated nota simple or deed.
  • Cadastral reference number and land registry office card.
  • Photocopy of opening licence or start of activity.
  • If it is rented: photocopy of the Lease Contract with the Conditions of the same. Latest rent receipts, payment status and list of expenses.

Buildings:

  • Registration certificate, updated nota simple or deed.
  • Cadastral reference number and land registry office card.
  • Urban Planning Certificate or Municipal Certificate.
  • Statutes of the community of owners.
  • If it is a VPO: photocopy of the definitive qualification certificate.
  • Photocopy of opening licence or start of activity (for commercial activities).
  • If it is rented: photocopy of the Lease Contract with the Conditions of the same. Latest rent receipts, payment status and list of expenses.

Urban Land:

  • Registration certificate, updated nota simple or deed.
  • Cadastral reference number and land registry office card.
  • Urban Planning Certificate or Municipal Certificate (urban development use).

Rustic Land:

  • Registration certificate, updated nota simple or deed.
  • Cadastral documentation.
  • Operating regime.
  • Irrigation rights.
